 I ran across a great article in the New York Times that really puts into perspective just how great the buying opportunity is right now.

We have not seen interest rates this low since 1971 and the market is stacked heavily in favor of the buyer when it comes to inventory and negotiations.

Best cities for Jobs = Best cities for Real Estate

Hello Readers,

I was on Forbes.com the other day when I ran across an article and table for the best cities for jobs in the United States. It was great to see Texas stand tall with 4 of our great states cities in the top 11.

Austin was of course the shining star of the state at #1. This is great news for the local economy and real estate market. Whether it’s best quality of living, most environmentally friendly, or even one of the best cities for jobs, it’s always great to see Austin at the top of the list.

Austin Texas Real Estate Market

Housing Predictor, which provides housing forecasts in 250 markets, has identified 10 markets where the regional economies are healthy and have strong potential for increasing prosperity.

As usual we find Austin Texas right in the list of places to be, wether it be quality of living, strength of economy, or strong real estate market.

These housing markets have bucked the national trend in 2008 and avoided the sub-prime crisis, the consultancy says.Whatever the future holds for the housing market as a whole, Housing Predictor forecasts that these cities will continue to see steady, dependable growth.

Top cities and the percentage sales prices have increased so far in 2008.

Chuy’s Children Giving to Children Parade
November 29th - 11am in Downtown Austin
Chuy’s Children Giving to Children Parade collects toys on behalf of Operation Blue Santa.Started modestly in 1989, the parade is now an Austin tradition complete with floats, marching bands, giant balloons, live music, and of course Santa Claus. Simply find a spot along the parade route, watch the fun, and have your unwrapped new or gently used toy in hand. Trail of Lights Zilker Park

Texas Leads the Nation…..

Eldon Rude of Austin MetroStudy gave his third quarter report, “Housing Update and Economic Outlook,” last week, and I’d though I’d share some notes.In general, we have some ongoing challenges in our local market, but there are several factors that set us apart from more troubled parts of the country.  Texas continues to be number one in job growth, with Austin high on all national lists for jobs, property appreciation and low inventory of homes for sale.

-          Nationally, consumer confidence is at its lowest mark in many years, and we’re losing jobs.  Keep this in mind when processing the national news headlines!

-          Locally, Texas leads the nation in job growth, with 4 Texas metro markets in the top 10 for job creation, including Austin at #6 and San Antonio at #7. Read the rest of this entry »

Dripping Springs High School State Rating Rises!

DRIPPING SPRINGS High school rating boosted The Texas Education Agency, granting an appeal on the rating of Dripping Springs High School, has upgraded the campus to “recognized,” the second-highest under the state’s accountability system. The annual ratings are given to campuses and districts based on student performance on the Texas Assessment of Knowledge and Skills, as well as graduation and dropout rates.

TEXAS A&M REAL ESTATE MARKET OUTLOOK FOR CENTRAL TEXAS

Dr. Mark Dotzour of the Texas A&M Real Estate Center gave a Market Outlook presentation yesterday at Realty Roundup.  In general, Dr. Dotzour has some serious concerns about the government’s proposed solutions to economic woes, but does think the Central Texas economy is holding steady, particularly with respect to jobs, property values and population growth. Below are a few specifics.

-          Dr. Dotzour began with an indictment of local news media, and a recent headline in Austin that projected a decline in real estate values.  Dotzour said that the “evidence” is merely speculation on the part of two analysts, and that the headline should have read “Two guys speculate that home prices could possibly drop sometime in the future.”  He cited Austin MLS statistics that show that prices have historically remained on a slow and steady increase for people willing to hold onto property at least 3-5 years, and concluded that anyone who tells a buyer with the desire and means to purchase property to wait is doing them a great disservice.

-          Regarding inventory of homes for sales in Austin, Dotzour said we’re holding at 6-6.5 months, which he said is the point where we consider a market “balanced” between the interests of buyer and seller.  According to Dotzour, there is no time in the last 18 years when home values did not rise overall in Austin.

-          He said there will continue to be a lot of homes sold in Texas, where we still have positive job growth, and a population that is expected to grow 13-million by the year 2030.  Read the rest of this entry »

The Real Estate Market in Dripping Springs, Tx.

Dripping Springs, Tx

The median single family home price in Dripping Springs this week is $399,900.  The 177 homes have been on the market for an average of 168 days.  Inventory has been lightening lately though days-on-market is increasing.  These are midly positive indications for the market.  This week saw relatively little price change from last week however, prices continue to demonstrate a nice up trend over the last several weeks.  We are still in a strong buyers market with several months of inventory.

Dripping Springs Middle School Needs Your Help!

Book Fair Update! 

For all of you that have already graciously volunteered your time, I sincerely appreciate it.  Asking for 85 volunteers when everyone already has a busy week is no minor task!  

We are down to the last of the time slots and just to entice everyone — a little reminder of the volunteer perks that await you.  First there is the $5.00 gift certificate which you can use to purchase a book for a gift or for yourself (!).   Also, each day there will be lunch, snacks and drinks available for the volunteers!   So, grab a friend and come to the book fair.  With 85 volunteers - it’s the place to be next week!

This is what I have available at this time -

Tuesday: November 4 

9:00 - 10:30     1 Volunteer needed, 

10:15 - 12:15    3 Volunteers needed,

12:00 - 1:45     2 volunteers needed,

4:15 - 6:30     3 Volunteers needed.

Wednesday: November 5

Don’t be shy, we have included some prep time so that you are comfortable with how the book fair works and your duties.   I’ve included the class schedule (to date!)  so that you can see when your child will be coming to the book fair.   Come and see your child and then stay to work a shift or two!  We would certainly appreciate it!
