Built on a new generation of hope delivered by the Obama administration, the Hottest Buyers Markets for 2009 represent communities that possess the highest probability of success for home buyers to make a profit. The gains are unlikely to come in 2009, but these markets may be considered the best of the worst in what has now clearly materialized as the worst economy since the Great Depression as forecast by Housing Predictor.
The hope that President Obama has instilled in the nation may produce a changing country and with that a change in its most critical of markets, real estate all over the nation. Perhaps more than any other aspect of American life, the housing market represents that American dream, a dream that has been shattered for millions in foreclosure.
The Hottest Markets in 2009 represent areas of the country where there is stronger employment, prospects of growth and promises of prosperity. They represent exceptions in a cascade of deflationary housing markets that are projected to appreciate, despite an economy that has years to fully turn around.

Dripping Springs Realtors Give Back

May 14th was a special day in Dripping Springs Texas! Keller Williams Realtors teamed up for the annual “Get Red” day. This year the focus was to clean up Dripping Springs, trash was collected through out the town including Ranch Road 12. Founders Park, Mercer Street, and downtown Dripping Springs.
Keller Williams Realtor Jeremy Frost had this to say ” It’s always great to give back to the community. Dripping Springs is a beautiful place and we want to keep it that way”!

Keller Williams gave back through out the Austin Area as well with several hundred agents teaming up to revamp The Sunshine Camp for kids near Zilker Park. The annual Keller Willams “Get Red” day was a huge sucess and plans have already begun for next year!

Dripping Springs gets an HEB

Here is a great article I ran across in the Austin Business Journal that addresses the growth in Dripping Springs particularly the new HEB coming to town…
Home Depot has been in Dripping Springs for more than a year and now a second major retailer, HEB, will join the small-town club.
A development district long planned, but only partly built out, will finally see one of its largest components move forward soon.
In 2006, the city of Dripping Springs, about 25 miles southwest of Austin, approved a plan for a 55-acre shopping center that planned to include retailers H.E. Butt Grocery Co. and The Home Depot. The center is near the intersection of RR 12 and U.S. 290, close to the center of Dripping Springs.
While the Home Depot and smaller pad sites progressed soon after the plan was announced, HEB said at the time it would wait to build until the city put its first waste-water infrastructure in place.
With that system now operating and Home Depot’s doors open, the grocer is taking steps to bring the city its first large grocery store. The City Council voted in late March to approve HEB’s site development permit. HEB still needs a building permit and approval from the Texas Commission on Environmental Quality before it breaks ground in May as it plans, said Jon Thompson, development coordinator for the city of Dripping Springs.
The company plans to have its 65,000-square-foot store open by Thanksgiving, Thompson said. The Dripping Springs store will also have a 9,600-square-foot retail space to lease to others and a fueling station, with an additional 20,000 square feet set aside for future expansion, he said. HEB executives couldn’t be reached for comment.

Kimley-Horn and Associates Inc. is doing the store’s civil engineeringwork, Alamo Architects Inc. is the project’s architect, and Joeris General Contractors is the contractor.
The arrival of HEB in a smaller market such as Dripping Springs is a boom because it will increase local sales tax income while giving existing retail a boost, said Eric DeJernett, a senior vice president with CB Richard Ellis’ Austin office.
And in the long run, DeJernett said, San Antonio-based HEB could act as an anchor for a growing commercial district in Dripping Springs that wouldn’t be as viable without the grocer’s presence.
The closest large-scale grocery store is about 20 minutes away, which draws residents and their money to shop outside Dripping Springs, Thompson said.
“We look at it as being another component of Dripping Springs becoming its own community,” he said. “Right now, folks have to drive to Austin, they shop at Target, HEB, and eat out there. … By having HEB here, it’s one more part of getting people to shop locally.”
With the new waste-water infrastructure that replaced some of the city’s older septic systems, commercial growth is creeping into Dripping Springs. A McDonald’s recently opened, a Walgreens is planned and several local shops have expanded.

Mr. Move Up’s Home Tips

Here is a few of my favorite pointers that will keep your house smelling great…
After a long winter with the windows shut tight, things like pet dander, pollen, dust mites and smoke can linger in the air and inside your house – leaving you and your family vulnerable to scratchy throats, itchy eyes and more. Read on for some simple ways to improve your indoor air quality.
Vacuum these.
Your drapes and upholstery. A quick going-over will remove accumulated allergens. Then crack open a few windows everyday and enjoy the fresh air. TIP: Now is also a great time to snap new filters into AC units in preparation for summer.
Clear vents.
Don’t block heating and air conditioning vents with things like books, plants or furniture. When this happens, air can’t flow normally. This reduces the supply of fresh air and circulation.
Prevent mold and dampness.
Since moisture promotes mould growth, dampness is one of the most common causes of poor indoor air quality in homes. Keep the air well circulated, use ceiling fans to keep air moving through parts of the house that may become damp or humid. Controlling the level of moisture is one of the best and easiest ways to improve indoor air quality and protect your health.
Sniff here.
In your basement and attic. A damp, musty smell could be mold. Using a flashlight, you or a home inspector can check for the telltale signs of water stains, discolored areas on the floor or walls, or dark patches of fuzz. Spot a problem? Mix one cup of bleach with a gallon of water and, wearing gloves, wipe it away. Note: if the area is larger than 10 feet, call a pro.
For added safety: Check the pilot lights on your stove and furnace, if the flames are yellow on top, they may be releasing too much carbon monoxide. Call your local gas company; most will send someone over for little or no cost.
