Austin Energy Conservation Audit

Hello Readers,
The City of Austin is now requiring that homes must get an energy audit before being sold.

There are a few exemptions such as the following:
1) Home is less than 10 years old
2) Home with at least three energy effciency improvements or $500 in rebates in the past 10 years*
3) Homes that recieved energy effiecency impropvements in the last 10 years**
4) Condominiums or owner-occupied townhomes
5) Mobile Homes
6) Titles being transferred by owner
Some variances may be grabted if there is a permit application to demolish or substantially remodel a a home filed within six months of the sale.

**Through Austin Energy Free Home Improvement programs

Looks like some of the exceptions got cut out. If the title is transferred under foreclosure or a pre-foreclosure sale or short sale where the debt holder permits a sale for less than is owed on the mortgage.
